Information for Rental Property Owners
The Housing Choice Voucher program assists lower income individuals and families to live in decent, safe and sanitary housing within our community by paying a portion of their rent for an apartment they might otherwise be unable to afford. Senior citizens, veterans, people with disabilities, and low income working families who receive voucher assistance are able to remain in their community. Voucher tenants generally pay approximately 30% of their gross income toward the rent and the voucher program covers the rest, up to local market rents which are by the US Department of Housing and Urban Development annually. In the event the family’s income changes due to a job change or loss, the voucher program will make up the difference to ensure that the owner receives the full amount of the rent each month. These are some of the benefits of renting to a voucher holder.
The Town of Mamaroneck voucher program relies on our local property owners to offer their available rental housing units to voucher holders in our community. HUD determines the average Fair Market Rent for Westchester County, as well as by individual zip code, each year in October. HUD permits the Town to authorize rents of up to 110% of the fair market rent for units where applicable. The link will take you to the most current fair market rents by zip code and unit size (number of bedrooms) in Westchester County which will help you determine if your available unit is within the . These guidelines are subject to change and rents may be within 90% to 110% of these guidelines based on factors such as location, condition, amenities, etc.
